Q1. What is an EVSE?
An EVSE stands for an Electric Vehicle Service Equipment. Most people refer to the EVSE as an EV Charging Station or a Car Charging Station. Teachnically a charger is installed inside an electric vehicle. The EVSE is just an electric plug informing plugged EV of it's maximum avaialble amperage. Condo's EVSEs are Level 2.
Q2. Will my condo fee go up because of the installed EVSE?
No, the installation of EVSE will not increase Condo fees.
The EVSE Project will be paid from the unappropriated members equity. In short, each home owner will allocate $400 of their members equity towards the project. No, you cannot take any of the members equity when you sell your condo.
Q3. Why installing EVSEs now?
Future-proof and financial rebates.
World and the USA is rapidly adopting electrification of transportation. Thus, future-proof condo's infrastructure for EVs and provide amenities is the key. Anyone living in a Condo without EV Charging infrastructure will have less likely consider purchasing EV, thus those individuals would be deprived of their car buying choices.
The second resons is the availability of cash rebates. Cash rebates return up to 73% of the total cost of the installated EVSEs. Assuming lack of financial rebates in the future, would the associaion be better off to pay $16,000 today than pay the full cost of $60,000 few years down the road?
Q4. Why installing six (6) EV Charging Stations versus 2 or 4?
In short, Cost. Originally the board considered to install 3-4 stations, but the net cost was twice the cost of installing 6. After running different financial scenarios, the least expensive out of pocket cost would be to install six EV chargers. Also, a physical location of 6 separate parking spaces separated by a green divider gives the impression of a dedicated area for EVs.
Q5. Will installing six (6) EVSE create parking issues?
Until more residents adopt EVs, six dedicated parking spaces for EV might introduce unnecessary burden to find avaialble parking. During the initial EV adoption, the board will allow residents to utilize the parking spots when no other parking is available. The parking burden will decrease once more EVs are part of the association's mix of cars. Furthermore, most of the time EVs will be charging overnight thus those EVs would not be taking away regular parking spots.
Q6. Why installing EV Charging Stations in parking spots 322-327?
Spaces 322-327 are the closest to the electrical transformer thus it's the least expensive option. Also, a physical location of 6 separate parking spaces separated by a green divider gives the impression of dedicated area for EV Charging Stations. If a source of electricity was located on the other side of the parking lot then the EV Charging Stations would have been installed there.
Q7. I have a garage. Can I charge EV in a garage?
Yes and No.
Yes, you can charge EV from a 120 VAC receptacle but plugging EV to a regular receptacle would charge EV at a rate of 5 miles/hr.
No, becaused Condo's garages don't have high amperage 240 VAC receptacles. It is unsustainable to spend 10 hrs charging a car to drive 50 miles. Anyone interested installing Level 2 EVSE (just like the JuiceBox) would have to invest thousands of dollars in addition to overcome technical obstacles of installing new conductors from buildings main electrical panel through other owner's garages and condo's commone area to their garage.
Q8. How fast can Condo's EVSE charge?
The propossed EVSEs are 40 amp (8.3 kW) thus EVSE are capable to deliver power to charge 30 miles per hour. Note, most EVs on the market today have 7kW onboard chargers thus those cars will be limited by their own onboard chargers to charge 20 miles/hr.

Q9. Can I charge a Plug-in Hybrid using Condo's EV Charging Stations?
Q10. What EVs can use Condo's EV Charging Stations?
Installed JuiceBox Pro equipment has a North American standard plug SAE J-1772 that will charge all electric vehicles, including Tesla.
Q11. How do I start using the EV Charging Stations?
Anyone interested to use Condo's EVSE needs to:
1) File $50 application and signed disclaimer.
2) Once an application has been approved, an applicant will receive email with instructions to install "JuicePass Enterpirse", a cellphone application by Enel X and register a credit card payment with the app's payment processing partner.
3) User has two options to initiate car charging session, using their cellphone or an optional RFID card.
Q12. What is the cost to charge EV using Condo's EV Charging Stations?
Minimum session fee of $0.00 (zero) plus the electricity consumption charge in the amount of $0.20 kWh. plus $0.10 per hr.
The association's goal is to provide EV Charging to condo residents at cost without any financial burden to the association, thus charging fees may be increased or decreased in the sole discretion of the Condo Board of Directors.
For example, to drive 200 miles, one would need to charge a 55kWh battery at an estiamted cost of $11.70 or $0.06 per mile or equivalent to gas price of $1.49 per gal.

Q14. Will the EV Charging Stations appeal to new condo buyers?
The location of Condo's EV charging stations will be posted in a number of different national and international data bases. Those posts will indirectly advertise the Condo II for any potential new buyers or renters who either have EV or intend to buy one. The larger the pool of potential buyers the more desired the property becomes thus potentially increase the value. This is a positive side effect of the EV charging stations rather than a feature.

Q15. Will this project delay other important condo projects, roof replacement, etc.?
No. The board members and Abaris team are simultaneously working on five (5) independent projects.
Current projects are:
1) Roof replacement, both buildingscomleted in May 2021..
2) Hot Water Heater rooms' door replacement, four (4) doors (units 303, 306, 403, and 406) have been replaced but due to COVID-19 pandemic project has been put on hold. Work resumed in April 2021.
3) Floor replacement (Completed in March 2021).
4) Lobby decore. (work in progress)
5) EV Charging Stations.
Q16. How do I vote to support the EV Charging Stations project?
The EVSE expenditure has been approved by homeowners in March 2021.
